Phase 1: Consultation & Estimate
We start with a detailed review of your project scope and goals. Our estimate reflects current material and labor costs so you have an honest picture before committing. All proposals and contracts are managed through our Buildertrend client portal for complete transparency.
Phase 2: Site Work & Demo
We prepare your property for construction — handling permits, demolition, and site clearing with minimal disruption to your daily routine.
Phase 3: Foundation & Framing
Structural work is performed by crews who have worked alongside Mikey and Nicole for years. They know our standards and share our commitment to doing the job right the first time.
Phase 4: Rough-In Mechanicals
Plumbing, HVAC, and electrical are roughed in the correct sequence so each trade does their work once — efficiently and on budget.
Phase 5: Insulation & Drywall
Once mechanicals pass inspection, we insulate and hang drywall — setting up a clean canvas for the finish work our team is known for across the Grand Strand.
Phase 6: Paint Prep & Tile

Phase 8: Final Walkthrough & Punch List
We walk through the completed project together and document anything that needs attention. We don’t consider a project finished until every punch list item is resolved and you love your space.
Change Orders, Done Right
If your scope changes or we encounter something unexpected, we issue a formal change order with an estimated cost — sent to you electronically for approval before any additional work begins. Nothing moves forward without your sign-off.

Your Buildertrend client portal gives you access to progress photos, invoices, schedules, and selection approvals from any device — whether you’re local or following along from out of town.
Owner-Led, Hands-On Management
Mikey is actively on-site throughout your project, not just at the start and finish. Every project also has a dedicated Project Manager who coordinates subcontractors, manages inspections, and serves as your day-to-day point of contact.

A complete fixtures and finishes schedule is required for every project. If you don’t have a designer, Nicole is available — from light guidance to full-service design support — ensuring your selections reflect your style and stay within budget.

Design Selections
We’ll create a schedule for fixtures and finishes, which includes your choices for lighting, plumbing fixtures, tile, paint, accessories, layout, cabinets, appliances, and more. We’ll collaborate closely with the architect on specifications, ensuring everything meets AIA (American Institute of Architects) standards and guidelines.
Buildertrend Customer Management System
We use Buildertrend as our customer management system for proposals, estimates, contracts, change orders, selection approvals, and construction and submittal schedules. It serves as the central hub for tracking job costs, schedules, and documents/files.
You’ll receive an invitation to create an account where you can view photos, invoices, and job details. For assistance with account creation or setup, feel free to call our office and talk to Melanie.

Frequently Asked Questions
Does an estimate guarantee my price?
An estimate is only an approximation of what you may owe us. While we strive for accuracy, unforeseen issues occur nearly 99% of the time, so we want you to be prepared for a potential change in cost numbers.
What happens if a change order is created?
If we encounter an unforeseen issue, or if you choose to add/change something within the original project’s scope, we’ll prepare a change order to estimate the cost. This will be sent to you for electronic approval and signature before we can proceed with the work.
What is my billing schedule?
Your project’s scope and scale will determine the billing schedule. A deposit is required before work begins, and billing will occur at each phase of the project as outlined earlier on this page.
Will my fixture selections alter prices?
Our proposals and estimates include allowances for selections, but the final price will depend on your choices, which may cause prices to increase or decrease. Selections will be provided through Buildertrend with pricing for your approval or rejection, ensuring we’re all on the same page regarding budget.
Why are there days when no work is being done?
We recognize your desire to have work completed quickly, and we share that sentiment. However, we schedule trades efficiently to ensure the project stays within your budget, which sometimes results in a few days of no work as we avoid sending subcontractors back to the job once their initial work is complete. While this may feel frustrating, it’s usually for a valid reason to maintain the project’s overall efficiency.
